Terms and Conditions for Holiday Rental Number 8, Meursault

This document sets out general terms and conditions for the short-term rental of Number 8 Meursault, 21190, furnished tourist accommodation in France. 


The property is managed by 

B-Wine, 

8 rue Pierre Joigneaux, 

21190, Meursault, 

France.

1. Parties, Property, and Rental Period

The rental agreement is entered into between the property owner or manager (the “Owner”) and the person making the reservation (the “Guest”). The agreement applies to the furnished holiday accommodation identified in the booking confirmation, together with the facilities and amenities expressly included in that confirmation. The rental is granted for a fixed, temporary holiday period only. The Guest may not use the property as a primary or secondary residence and has no right to remain in the property after the agreed departure date and time unless the Owner has agreed otherwise in writing.

2. Booking, Price, and Payment

A booking becomes binding once the Owner has confirmed availability in writing (including by e-mail) and the Guest has paid the required initial amount stated in the booking confirmation. The total price, payment schedule, included charges, and any additional fees must be clearly stated before the booking is finalized. Unless otherwise stated, the balance is due before arrival or on arrival, as specified in the booking confirmation. If payment is not received by the due date, the Owner may treat the booking as cancelled and any relevant payments will be retained and/ requested from the Client.

3. Tourist Tax and Security Deposit

Any applicable tourist tax (taxe de séjour) shall be payable by the Guest in accordance with the local rules in force at the location. The Owner may require a security deposit before or at check-in to cover damage, missing items, exceptional cleaning, unpaid charges, or breach of these terms. The amount, payment method, and refund conditions for the security deposit will be stated in the booking confirmation or rental agreement. Any deductions should be reasonable and supported by evidence where possible, such as check-in/check-out records, photographs, invoices, or repair estimates.

4. Occupancy, Use of the Property, and House Rules

The property may be occupied only by the persons named in the booking or otherwise approved by the Owner. Subletting or reselling is not permitted. The maximum number of occupants – 10 people  (children and babies included)- must not be exceeded at any time. Guests must sleep in the beds provided and no additional beds are allowed. This is for safety and insurance purposes. The Guest agrees to use the property carefully, lawfully, and for holiday purposes only, and to respect neighbors, co-owners, and any building rules. Parties, receptions, subletting, commercial activities, and any illegal or dangerous use are prohibited unless expressly authorized in writing. Smoking is NOT permitted in the house and pets are not allowed. Parties and gatherings of people not staying at the property is not allowed unless expressly approved by the owners. Rules relating to waste disposal, noise, parking, and energy consumption are set out in the house rules provided to the Guest before or at check-in and form part of these terms.

5. Check-in, Check-out, and Condition of the Property

The Guest must arrive and depart at the times stated in the booking confirmation, unless otherwise agreed in writing. The Owner may charge a fee for unauthorized late departure if it causes operational disruption. On arrival, the Guest should promptly inspect the property and notify the Owner of any visible problem, missing item, or cleaning issue within 4 hours of check-in. If no notice is given within that period, the property shall be deemed accepted in good order, subject to latent defects not reasonably discoverable on arrival.

6. Inventory, Damage, Cleaning, and Repairs

The Guest is responsible for leaving the property in a clean and tidy condition. The Guest remains liable for any avoidable damage, loss, breakage, abnormal dirtiness, or missing items caused by the Guest or any person staying at or visiting the property during the rental period. The Guest must report any damage or malfunction without delay. The Owner or the Owner’s representative may enter the property at reasonable times, after notice where practicable, to carry out urgent repairs, essential maintenance, or safety interventions.

7. Cancellation by the Guest

Any cancellation by the Guest must be notified in writing.


The cancellation policy is as follows

- Free cancellation up to 30 days (Paris time) prior to the date of arrival.

- Cancellation within 30 days 100% of the rental fee is payable.


 A no-show, late arrival without notice, or early departure does not entitle the Guest to a refund for unused nights. If the Owner is able to re-let the property for the cancelled period, the Owner may choose, but is not obliged, to reduce the cancellation charges accordingly. Guests are strongly encouraged to obtain travel insurance covering cancellation, interruption, civil liability, and accidental damage.

8. Cancellation or Unavailability Caused by the Owner

If the Owner has to cancel the booking before arrival or cannot provide the property as booked, the Owner shall refund the sums paid for the unavailable period, unless the parties agree on alternative dates. The Owner’s liability shall be limited to direct losses that were reasonably foreseeable and shall not extend to indirect losses, travel costs, loss of enjoyment, or consequential damages arising from events outside the Owner’s reasonable control, such as utility failures, extreme weather, public authority restrictions, or other force majeure events.

9. Liability, Insurance, and Safety

The Guest is responsible for the acts and omissions of all members of the Guest’s party and any visitors allowed onto the property. Personal belongings remain at the Guest’s risk unless loss or damage is caused by the Owner’s fault. Guests may leave vehicles and bicycles in the courtyard entirely at their own personal risk. The Guest should ensure that they hold appropriate personal travel insurance and civil liability cover. Children must be supervised at all times. The Guest agrees to follow any safety instructions provided by the Owner and to use the property facilities responsibly and at their own risk, except where liability cannot be excluded under French law.

10. Compliance with French and Local Rules

The Owner and the Guest shall comply with all applicable French laws and any local municipal rules relevant to the holiday rental. Depending on the municipality and the status of the property, this may include prior declaration, a registration number for furnished tourist accommodation, occupancy limits, collection of tourist tax, and restrictions applicable to principal or secondary residences. The Owner should ensure that the rental description, price, charges, payment terms, and any security deposit are clearly disclosed before the booking is confirmed, and that any required written rental agreement is issued in duplicate where applicable.

11. Personal Data

Personal data collected for the booking and stay shall be used only for purposes connected with the reservation, check-in, legal compliance, payment, communication during the stay, and the handling of any post-stay issue. The Owner should process personal data in accordance with applicable data protection law, keep it only as long as reasonably necessary, and disclose it only where required for the performance of the contract or by law.

12. Governing Law and Disputes

These terms and the rental agreement shall be governed by French law. In the event of a dispute, the parties should first attempt to resolve the matter amicably. If any provision of these terms is found to be invalid or unenforceable, the remainder shall remain in full force to the extent permitted by law. Any mandatory rights available to consumers under applicable law remain unaffected.
